NBU JSC's Mortgage Loans

1. There are 40 buildings with 1975 apartments financed by the NBU, of which 800 apartments have been provided with mortgage loans to date. The remaining 433 apartments will be offered mortgage loans by NBU on the following terms.

For the purchase of apartments in apartment buildings financed by the Bank:
  • Loan period - 20 years;

  • Down Payment:
    10% of the apartment cost in rural areas;
    20% of the apartment cost in cities;

  • Grace period - no;

  • Percent - 17%.

** For the purchase of 40 apartments in Khavas district of Syrdarya region:

  • Loan period - 20 years;

  • Down Payment - 10%;

  • Grace period - no;

  • Percent - 14%.

Payment method: annuity (monthly equal payment).

Based on the average market value of housing established by the Ministry of Finance, the Ministry of Economy and Industry and the Ministry of Construction, the size of the mortgage loan will be the following:

In cities of regions and rural areas:

  • 1 and 2-room apartments - 240 million UZS:

  • 3, 4 and more rooms - up to 320 million UZS;

The loan is provided to citizens of the Republic of Uzbekistan from 18 to 50 years old.

The cost of housing: the down payment, the maximum amount of the mortgage loan and the remaining part shall be paid by the citizen from his/her own funds.

2. Mortgage loans for the purchase of apartments in multi-storey buildings on the primary market according to the new regulation:

  • Loan period: 20 years;

  • Payment method: annuity (monthly equal payment);

  • Loan interest:
    18% per annum in rural areas; 18% per annum in cities; 19% per annum in Tashkent.

  • Down Payment:
    10% of the apartment cost in rural areas;
    20% of the apartment cost in cities;

Based on the average market value of housing established by the Ministry of Finance, the Ministry of Economy and Industry and the Ministry of Construction, the size of the mortgage loan will be the following:

In cities of regions and rural areas:

  • 1 and 2-room apartments - 240 million UZS;

  • 3 or more rooms - up to 320 million UZS.

In Tashkent city:

  • 1 and 2-room apartments - 264 million UZS;

  • 3 or more rooms - up to 352 million UZS.

The loan is provided to citizens of the Republic of Uzbekistan from 18 to 50 years old.

The cost of housing: the down payment, the maximum amount of the mortgage loan and the remaining part shall be paid by the citizen from his/her own funds.

3. Mortgage loan provided at the expense of own funds of NBU JSC:

Mortgage loan for construction, reconstruction and purchase of housing.

  • Loan period: 120 months (the grace period is up to 24 months);

  • Interest rate:
    25% of the housing cost as a down payment - 24% per annum;
    35% of the housing cost as a down payment - 23% per annum;
    40% of the housing cost as a down payment - 21% per annum.

Required documents
  • Copy of the borrower's and co-borrower's passports;
  • Income Certificate of the borrower and co-borrower;
  • Contract signed with a construction contractor for the purchase of housing on the primary market;
  • A copy of the document confirming the ownership of private housing or an apartment in a multi-storey building on the secondary market;
  • Certificate of Down Payment transferred to the deposit account, which is issued for the borrower.
